Surveying > Cadastral Surveys

Cadastral surveys, also known as land or property surveys, are conducted to establish the exact location, boundaries, or subdividion of a tract of land in any specified area. These surveys require professional registration in all states of Australia, and Qasco employs registered surveyors for these purposes.

Cadastral surveys generally consist of establishing markers to define and preserve the boundaries of land, relocating markers legally established by original surveys, and subdividing landed estates into parcels of predetermined sizes and shapes.

Qasco provides several specialist survey types that fall under the general category of cadastral surveys. These include:

> Subdivisions/Amalgamations/Resumptions

Qasco surveyors are familiar with Local Authority requirements regarding subdivision and amalgamation of land parcels. We also have experience with the difficult task of performing resumption surveys for politically sensitive projects. Recently completed commissions include a 25 lot industrial subdivision at the Technology Park in Arundel (Gold Coast) and several subdivisions for City Plan Services.

> Conveyancing Reports

Qasco surveyors can inspect properties and provide complete conveyancing reports. The report will highlight any anomalies found during the inspection, which may include encroachments, easements, and access restrictions. We can also search local council records for compliance with planning conditions. During an inspection to produce a conveyancing report, property corners are not marked. If it is necessary to mark these, an Identification Survey is required.

> Identification Surveys

Identification surveys are commissioned by the public or corporations for reasons such as defining the limits of the land for fencing purposes, recording an encroachment, or redefining and marking a property boundary when construction is undertaken nearby. To perform an identification survey, a preliminary search is conducted within the government land registration body and followed by a field survey of existing survey marks and perimeter corners. We will prepare a complete plan with diagrams and lodge it as required by the relevant surveyors regulations.

> Easement Surveys

An easement survey is conducted to define the position of a property right. The Qasco survey team prepare plans to accompany easement documents for registration. We have prepared plans for major projects such as pipelines, powerlines and public access to stadiums and for smaller projects including underground services, overland flow of stormwater and encroachment of buildings. Due to our experience, Qasco can ensure an outcome acceptable to all affected parties.

> Lease Surveys

Qasco can provide lease survey plans suitable for registration with government land registration bodies. We are familiar with the Property Council of Australia specifications and recommend their use in most situations.

> Strata and Community Title Schemes

Qasco can assist developers and title scheme managers through the preparation of survey plans. We can also prepare re-subdivision, exclusive use or easement plans.

> Housing Estates and Town Planning

Qasco surveyors can utilise their skills and knowledge of surveying types and techniques to design a package to assist in the development of housing estates and town planning. In addition to ground surveys, Qasco can supply aerial imagery, mapping and digital orthophotos to provide a complete spatial information solution.
